Commercial Real Estate Loan Leads
Commercial real estate loan leads are owners and sponsors looking to finance or refinance income property, from multifamily and retail to industrial, office, self-storage and mixed-use. We ask for the numbers a credit memo starts with, including NOI, occupancy and whether a T12 and rent roll are ready. You can decide on the first call whether the deal fits your box.
Who this program is for
Lenders and brokers who write term sheets on income property.
- Commercial mortgage brokers and capital advisors
- Community banks and credit unions with a CRE book
- Debt funds and private CRE lenders
- Agency and conduit lenders working multifamily
- SBA lenders financing owner-occupied commercial property
What you can buy
Phone-verified CRE financing requests
The owner or sponsor answers at the property level, with income and occupancy, and passes a text-code check on their phone.
Acquisition financing
Sponsors buying income property who need debt lined up inside their contract's due diligence period.
Refinance and maturity requests
Owners facing a loan maturity or a rate reset who need to refinance or recapitalize.
Owner-occupied commercial
Businesses buying or refinancing the building they operate from.
What we ask before a lead reaches you
We collect the inputs you'd ask for before a term sheet.
- Property type, with units or square footage
- Purchase or refinance, and the maturity date on refinances
- Purchase price or estimated value
- Net operating income (NOI) and current occupancy
- Whether a T12 and current rent roll are available
- Loan amount requested
- Sponsor experience owning this property type
- Property city and state
Consent and compliance
Each form submission is verified with a one-time text code (OTP) sent to the borrower's phone and carries a TrustedForm certificate.
These are business-purpose commercial loans. We don't quote rates, leverage or recourse, and we don't promise a term sheet or a close. You hold any state licenses your lending or brokering requires, and your underwriting decides every loan.
Run your own numbers
Commercial deals close on long, uneven cycles. Measure the program per closed loan across a full pipeline period.
- 1Line
Quote rate = leads you issue a term sheet or LOI on ÷ leads delivered
- 2Line
Close rate = loans closed ÷ term sheets issued
- 3Line
Cost per closed loan = lead spend over the period ÷ loans closed
- 4Line
Fee per loan = origination or placement fee, set against cost per closed loan
Questions buyers ask
Is each commercial lead sold to one lender?
You pick. Leads can be sold to you alone or shared with a set number of lenders, and the option is fixed in your agreement.
Can I set loan size limits or exclude property types?
Yes. Loan size, property type, state, and purchase or refinance are all filters we set per program.
Do these include small residential rental investors?
No. One-to-four unit rental investors run through our DSCR and real estate investor programs. This program covers income property and owner-occupied commercial.
How are leads delivered?
Leads post to your CRM by webhook, or arrive by email if your team works from an inbox. Each record carries the deal fields so an analyst can size it before the first call.
What if a lead doesn't fit?
Return rules are written into your agreement before the first lead.
How is pricing set, and where do you run it?
Pricing and coverage are set per program after you apply, based on your markets and volume.
