Bridge Loan Leads
Bridge loan leads are investors who need capital for a set window: closing on a property before the long-term loan is ready, carrying a value-add project through lease-up, or seasoning an asset before a refinance. We ask what the bridge is for and how it ends. Then we deliver the phone-verified lead to you alone or to a set number of lenders.
Who this program is for
Lenders who fund the gap between acquisition and permanent financing.
- Bridge lenders and debt funds
- Multifamily and mixed-use bridge programs
- Lenders who pair a bridge with a DSCR or agency takeout
- Brokers who place short-term investor debt
- Private lenders funding lease-up and repositioning
What you can buy
Phone-verified bridge requests
The investor names the purpose and the exit before anything else, then verifies their phone with a one-time code.
Acquisition bridge
Investors closing on a purchase who plan to refinance once the property is stabilized or seasoned.
Maturity and recapitalization bridge
Owners paying off a maturing loan, or pulling equity, while they wait on permanent financing.
Lease-up and value-add bridge
Borrowers with a plan to raise occupancy or rents before the takeout loan.
What we ask before a lead reaches you
Every bridge has to end somewhere, so the exit is on the form.
- Purpose: purchase, maturity payoff, recapitalization or lease-up
- Property type and number of units
- Current occupancy and in-place rents
- Purchase price or as-is value
- Loan amount and term requested
- Exit plan: refinance into a DSCR, bank or agency loan, or sell
- Seasoning: how long they've owned the property
- Property state
Consent and compliance
Every form lead passes a one-time text code (OTP) check on the borrower's phone at submission and is stored with a TrustedForm certificate.
Bridge loans in this program are business-purpose loans to investors on investment property. We don't quote rates, terms or extension options, and we don't promise approval. You hold the licenses your states require for business-purpose lending, and you set every term on the loan.
Run your own numbers
A bridge borrower may also need the takeout loan. Count both when you judge the program.
- 1Line
Qualified rate = leads with a clear exit you'd fund ÷ leads delivered
- 2Line
Cost per funded bridge = lead spend ÷ bridge loans funded
- 3Line
Revenue per borrower = bridge origination and interest, plus any takeout loan you place
- 4Line
Net per borrower = revenue per borrower minus cost per funded bridge
Questions buyers ask
Will other lenders get the same borrower?
That depends on the option you buy. Leads are sold to you alone or shared with a set number of lenders, and the cap is written into your agreement.
Do you separate residential and commercial bridge requests?
Yes. The form asks property type and unit count, so you can take single-family investor bridges, multifamily, mixed-use or all of them.
Are homeowners buying before they sell included?
No. This program is for investors financing investment property. Owner-occupant buyers belong in a consumer mortgage program served by licensed loan officers.
How do bridge leads reach my desk?
We post them to your CRM by webhook, with purpose, occupancy and exit in their own fields. Email delivery is available.
How do returns work?
Return rules are written into your agreement before the first lead.
What does it cost, and which markets are covered?
Pricing and coverage are set per program after you apply, based on your markets and volume.
