DSCR leads are rental property investors asking for a loan qualified on the property's rental income instead of their personal tax returns. Our DSCR program is live today. We run the ads, own the sites the investors land on, verify every phone number by text code and post the lead to your CRM. Each lead is sold to one lender, or shared with up to three.

What you can buy
Phone-verified DSCR web leads
An investor fills out the form on one of our own DSCR sites and confirms their phone with a text code before the lead is created. Every lead carries a TrustedForm certificate.
Single-lender leads
Sold to one lender only. No other lender receives that investor from us.
Shared leads, up to three lenders
The same investor goes to no more than three lenders, priced separately from single-lender leads. You compete on speed to call and the terms you offer.
Purchase and refinance filters
Take purchases, rate-and-term refinances, cash-out refinances or all three, set by state and property type.
What we ask before a lead reaches you
The investor answers these on the form, so your first call starts with the deal.

- Estimated property value and loan amount
- Whether the property is leased, and the monthly or market rent

Consent and compliance
Every form lead confirms its phone number with a one-time text code (OTP) at submission and carries a TrustedForm certificate, so the consent record travels with the lead.
DSCR loans are business-purpose loans to investors, and we market them that way. We don't take applications, quote rates or promise approval. You hold the lending or brokering licenses your states require, and the terms you offer are yours.

Questions buyers ask
Are DSCR leads sold to more than one lender?
You choose. Each lead is sold to one lender, or shared with up to three. The option you pick is written into your agreement, and a shared lead never goes past three lenders.
How soon can I start receiving leads?
Buyers usually go live within a day of onboarding. Onboarding covers your states, filters and delivery method, plus a test lead to confirm it lands where your team works.
How are leads delivered?
We post each lead to your CRM by webhook as it comes in. If your CRM doesn't accept posts, we set up email delivery instead.
Where does the traffic come from?
Our own ads, led by Meta, pointed at DSCR sites we own and run. We've put more than $2M into Meta ads since June 2025, and we also buy media on Google, YouTube, Bing, TikTok, Taboola and programmatic.
What if a lead is bad?
Return rules are written into your agreement before the first lead. They spell out what qualifies for a return, so there's no argument after the fact.
How does pricing work, and which states do you cover?
Pricing and coverage are set per program after you apply, based on your markets and volume.
