Real Estate Investor Leads
Real estate investor leads are borrowers who buy, renovate and hold property and need financing to keep doing it. We sort every request by the loan the investor asks for (DSCR, fix and flip, bridge, hard money or portfolio) so each lender gets the deals that fit its credit box. Every lead is phone-verified by text code before it's created.
Who this program is for
Lenders and brokers whose borrowers are investors.
- Lenders with several investor products on one menu
- Brokers who place investor loans across many capital sources
- Portfolio and blanket loan lenders
- Investor-focused loan officers at non-QM shops
- Private lenders building a repeat borrower base
What you can buy
DSCR loan requests
Rental investors financing on property cash flow. Our DSCR program is live, and each lead is sold to one lender or shared with up to three.
Fix and flip and hard money requests
Short-term, asset-based financing for purchases and rehabs, with ARV and exit strategy asked up front.
Bridge requests
Capital to carry a property until a refinance or sale.
Portfolio and blanket loan requests
Investors who want several rentals financed together under one loan, or a full portfolio refinanced.
Multi-product programs
Take every loan type and route each lead to the right person on your team by product.
What we ask before a lead reaches you
Every investor answers a short profile before the loan-specific questions.
- Loan type requested
- Strategy: buy and hold, BRRRR, flip or short-term rental
- Number of properties owned today
- Property state and type
- Purchase or refinance
- Estimated value and loan amount
- Credit score range
- Borrowing in a personal name or an LLC
Consent and compliance
Whatever loan the investor asks for, the lead only exists after they enter a one-time text code (OTP) sent to their phone, and it carries a TrustedForm certificate.
Every loan type here is a business-purpose loan to an investor on investment property. Our ads and forms carry no rates, terms or approval language. Lending and brokering licenses vary by state and by product, and the buyer holds the ones its business needs.
Run your own numbers
An investor who buys more property needs more loans. Count every loan a borrower closes with you when you judge the cost.
- 1Line
Cost per first loan = lead spend ÷ first loans funded
- 2Line
Loans per borrower = total loans funded ÷ borrowers funded
- 3Line
Lifetime revenue per borrower = average revenue per loan × loans per borrower
- 4Line
True acquisition cost per loan = cost per first loan ÷ loans per borrower
Questions buyers ask
Can I buy just one loan type?
Yes. Pick one product or several. Each loan type runs as its own program with its own filters and pricing, and you can add more later.
Are investor leads sold to one lender?
DSCR leads are sold to one lender, or shared with up to three. For the other loan types you choose between leads sold to you alone or shared with a set number of lenders, and your agreement states which.
How do you know which loan an investor needs?
They tell us. The form asks the loan type and the deal details, and those answers decide which program the lead goes to.
How are leads delivered?
We post each lead by webhook to your CRM or loan origination system, tagged by loan type so it lands with the right loan officer. Email delivery is available.
What about returns?
Return rules are written into your agreement before the first lead.
How does pricing work, and which states do you cover?
Pricing and coverage are set per program after you apply, based on your markets and volume.
