Mortgage Leads

Mortgage leads for licensed loan officers and lenders, from buyers and homeowners who came in through our own ads. Pick purchase, refinance or home equity, delivered as phone-verified web leads or inbound calls. Each borrower is sold to you alone or shared with a set number of buyers, and you choose which.

  • Home equity leads

Owners who want a HELOC or home equity loan and plan to keep their first mortgage.

  • Inbound mortgage calls

Borrowers who call a tracking number from our ads and reach your licensed team.

Pay-per-call

Pay-per-call mortgage leads

Some borrowers want to ask a loan officer a few questions before they hand over their details. They dial a tracking number in our ads and reach your team, only from the states on your license list and only during the hours you staff.

A call becomes billable once it meets a definition we agree on before the first one rings: a call length, a qualification, or both. Calls are recorded, so you and we review the same evidence if one is disputed.

A short IVR prompt can ask for the property state and the loan purpose before the call rings through, so a refinance caller from a state you don't cover never reaches your line.

  • A tracking number per campaign, so you see where every call came from
  • Routing by property state and business hours to match your licensing and staffing
  • A billable-call definition written into your agreement up front
  • Call recordings for review, coaching and disputes
  • Daily and monthly call caps so volume matches your loan officers

Qualification

What we ask before a lead reaches you

Borrowers answer these before a lead or call reaches you.

Before a lead reaches youChecked
  • Purchase, refinance or home equity
  • Primary residence, second home or investment property
  • Property state and ZIP
  • Purchase price or estimated home value
  • Current loan balance on refinances
  • Credit score range
  • Veteran or active-duty status
  • Purchase timeline: under contract, shopping or just starting
Consent and compliance

Consent and compliance

Borrowers enter a one-time text code (OTP) sent to their phone before the form submits, and the TrustedForm certificate on each lead shows the consent they gave.

The buyer is a licensed loan officer or lender. We don't take applications, quote rates or tell borrowers they qualify for a loan. NMLS licensing, disclosures and fair lending in your follow-up are your responsibility.

The math

Run your own numbers

Loan officers measure what a funded loan costs. Measure this program the same way.

  1. 1Line

Contact rate = borrowers reached ÷ leads or calls delivered

  2. 2Line

Application rate = 1003s taken ÷ borrowers reached

  3. 3Line

    Pull-through = loans funded ÷ applications taken

  4. 4Line

Cost per funded loan = spend on leads and calls ÷ loans funded

FAQ

Questions buyers ask

Are mortgage leads shared with other loan officers?

Only if you choose shared. You can buy leads sold to you alone, or shared with a set number of buyers, and the option is set in your agreement.

Can I buy calls instead of form leads?

Yes. You can run web leads, inbound calls or both. A call is billed only when it meets the definition we agree on up front.

Can I limit leads to the states where I'm licensed?

Yes. Every lead and call is filtered by property state, and calls also route by your hours. You only receive borrowers in the states you list.

How do leads reach my CRM?

We post each lead by webhook into your CRM or LOS, with the TrustedForm certificate attached. Email delivery is available if you need it.

What happens with a bad lead or call?

Return rules are written into your agreement before the first lead. The billable-call definition covers calls the same way.

How is pricing set, and which states are open?

Pricing and coverage are set per program after you apply, based on your markets and volume.

What happens when I click Apply now?

You tell us your markets, volume and how you want leads delivered. We review it and come back with a program.
