Motivated Seller Leads
Motivated seller leads are homeowners who want to sell fast, sell as-is or get out from under a property they can't keep. We run the ads, ask about condition, timeline and what they owe, and send the seller to your acquisitions team as a phone-verified lead or an inbound call.
Who this program is for
Buyers who make cash or creative offers on houses.
- Wholesalers and acquisition teams
- Fix and flip investors buying direct from sellers
- Buy-and-hold investors building a rental portfolio
- iBuyers and cash home-buying companies
- Investors who specialize in probate and inherited property
What you can buy
Phone-verified seller leads
The homeowner describes the house and the situation on our form, then confirms their phone with a text code before it submits.
Inbound seller calls
Homeowners who call from our ads, routed to your acquisitions line in the markets you buy.
As-is and distressed property segment
Houses that need major repairs, have code violations or sit vacant.
Life-event segment
Sellers dealing with an inheritance, probate, divorce or relocation.
Pre-foreclosure segment
Owners behind on payments who want to sell before the foreclosure goes further.
Pay-per-call motivated seller leads
A seller who picks up the phone is ready to talk about the house. Our ads put a tracking number in front of homeowners, and the call routes to your acquisitions team in the counties you buy.
Calls are billable once they meet a definition we set together before the program starts: a call length, a qualified property, or both. Recordings let your team check any call against that definition.
A short IVR prompt can confirm the caller owns the house before the call rings through, so your reps spend their time on owners instead of tenants and agents.
- Tracking numbers by campaign and market
- Routing by ZIP, county and business hours
- A billable-call definition agreed in writing up front
- Recorded calls for coaching your acquisitions reps and settling disputes
- Daily call caps so your team can work every seller
- The personCalls a tracking number from our ad or page
- The routingGoes to your team by ZIP and business hours
- Your teamPicks up a caller who asked for what you sell
- The billCounts once the call meets the definition we agreed
What we ask before a lead reaches you
Sellers tell us about the property and their situation before you see them.
- Property ZIP and county
- Property type and condition, including repairs needed
- Occupancy: owner, tenant or vacant
- Reason for selling
- How soon they want to close
- Asking price, if they have one
- Mortgage balance and whether payments are current
- Whether the home is listed with an agent
Consent and compliance
A homeowner can't submit the form until they enter the one-time text code (OTP) we send to their phone, and each lead keeps its TrustedForm certificate.
You make the offer and sign the contract, so the rules for buying from homeowners are yours to follow. That includes state rules on wholesaling and assigning contracts, added protections for owners in foreclosure, and real estate licensing where your business model requires it. We don't promise sellers an offer, a price or a closing date, and our ads don't either.
Run your own numbers

Questions buyers ask
Is each seller lead sold to one investor?
You choose. Leads can be sold to you alone, or shared with a set number of buyers in your market. The option and the cap are in your agreement before the first lead.
Can I target certain counties or ZIP codes?
Yes. Coverage is set by county or ZIP, and calls route only during the hours your team answers.
Are these homes already listed with an agent?
The form asks. You can exclude listed homes or take them, depending on how your team buys.
How do leads get into my CRM?
Leads post by webhook to your CRM, including investor CRMs that accept posts, with condition, timeline and mortgage details in their own fields. Email delivery is available.
What if a seller isn't really selling?
Return rules are written into your agreement before the first lead. Calls are covered by the billable-call definition you agree to up front.
How does pricing work, and which markets are open?
Pricing and coverage are set per program after you apply, based on your markets and volume.
